COI, Freight Elevators & Quiet Hours: Hosting in Manhattan Doorman Buildings

A guide for penthouse and luxury apartment hosts: how we navigate Certificate of Insurance requirements, freight elevator windows, and quiet-hour protocols seamlessly.

01 · COMPLIANCE

Certificate of Insurance (COI) Delivery

Most luxury residential buildings in Manhattan—from the Upper East Side to Tribeca—require external vendors to provide a Certificate of Insurance listing the building management company and condo association as additional insured.

We issue custom COIs directly to your building manager or concierge ahead of the event date. Our policy covers full commercial general liability, liquor liability, and worker compliance, satisfying strict board criteria.

02 · LOGISTICS

Load-In, Freight Elevators & Compact Setup

Freight elevator access windows in Manhattan buildings are often tightly scheduled. Our team coordinates arrival times within your building permitted delivery hours, using protective gear for flooring and elevator interiors.

Our mobile bar stations are purposefully engineered for apartment spaces: compact footprints that fit galley kitchens, parlor consoles, or terrace ledges without altering your home layout.

03 · PROTOCOL

Respecting Residential Quiet Hours

Manhattan residential buildings typically observe quiet hours starting between 10:00 PM and 11:00 PM. We structure our service pacing and end-of-night teardown to ensure quiet, unobtrusive departure, leaving your kitchen pristine.

Asked,answered.

The short version, stated plainly.

  • Do you handle the COI paperwork directly with our building manager?

Yes, routinely. We send a certificate of insurance named to your managing agent exact requirements, get on the vendor list, and book the freight elevator window with the super ahead of the date.

  • Where does the bar setup fit in a Manhattan apartment?

Wherever the room allows. A galley kitchen, a parlor console, six feet of counter, or a terrace ledge—the station is scaled to the footprint and needs only a standard outlet and access to running water.
